My HVAC guy is telling me that I cannot use conventional wall unit air conditioners and the one that he is proposing will cost me around $1000 each.

The Alabama Real Estate Commission (AREC) is always happy to answer questions in advance about whether a proposed course of action complies with Alabama RE license law.  

These folks claim to have trademarked "We Buy Houses" in Canada as well - which would be out of step with past attempts to trademark common expressions in this country.A search of the Canadian Trade-mark database shows a registration of "We Buy Ugly Houses" with the Claim it is used in the U.S.A.There is also an abandoned application for "We Buy Ugly Houses" with proposed use in Canada.There are no accepted registrations for "We Buy Houses" in Canada.

It up to you but for the cost vs maintenance scenario you propose, I would go with vinyl siding and be done with it.

In this way, the offer would be the same for all those whose purchase or listing price fell within a certain price range.The Commission has also reviewed proposals of licensees who offer a drawing for a prize among attendees at an open house.

To perhaps remove some ambiguity from the conversation:A)  When considering purchasing a property, and deciding between multiple properties, estimating NOI and dividing that by the likely/estimated or asking sales price, is not useful.B)  Doing what is proposed in (A) above is useful, but that is not a CAP rate calculation, under your definition.
