I got a couple of softwares that were recommended and I am starting to source and create my lists.

First Site not only helped with the transition, but put together the punch list and monitored the tenant selection process during lease-up.

The two software that I use for our small portfolio are Buildium and Lead Simple.

Hey everyone, what are your opinions on the best software for a small two family property.

It is great for reviewing comps, monitoring the market etc. even if you are only doing your own deals.   

Some of these neighborhoods have really good hall monitors patrolling the neighborhoods. 

We'll monitor the market and see what happens, and have an honest conversation with our managers and realtors to see where they stand.I really appreciate everyone's input, it's so much easier to go through things when there's a sounding board.

So what are you best pros and cons for the software that you use?

A couple of key points of using QB desktop - that's what he uses so I can send (through the software) an accountant copy and he can make necessary journal entries, etc and then send back to me.
