My earnest came out to $1000 and a few repairs are needed to get the house up to code which include , servicing the HVac, supply piping in the crawl space is leaking, no GFCI and a few areas that need insulation.

Is the property nickel and diming the profits because band aids are put on wear and tear items (HVAC, Leaking roof, rodents etc.), loss from poor applicant requirements, residents who do not respect the property, a slow eviction process, long term vacancy?

Plus, if there was issues to begin with when water did leak, probably should of been there yourself or your property manager to see if anything needed to be done to prevent further damage from water and time.

Sent a plumber out who found $5000 worth of work (water main valve leak, hot water tank leak, HVAC condensation pipe removed, main line back up from laundry).
