I don't have a problem spending a bit extra on nice porcelain tiles and stylish looking finishes if I know it means I will attract more of a 'higher classed' tenant, and giving me a higher rental return.My renovation will take a month and I plan on:-Gutting out the flat, removing the carpets and parquet flooring Knocking down the wall between the kitchen and the lounge Installing new kitchen cabinets with a stunning island, AND A BUTLER SINK!

Replacing a single pane window with a dual pane is an improvement while simple r/r (remove replace with same type) is just a repair.For improvements, think upgrades.Classic upgrades are worth less that $0.50/$1.00, even the big ones like a whole new kitchen.

The biggest expense was the front porch that needed to be rebuilt but, the roof was still in good shape, ad separate utilities and all the boilers and water heaters were newer, and the cabinets in kitchen on all three floors were in good shape.

Land doesn't have to be the subject of the transaction, but you'll always be located someplace to conduct business, even if it's at your kitchen table on the phone.Learn the basics or RE and what makes RE valuable, then how to manage those  functions to facilitate a transaction, if you have no capital it will take labor and management to make up for the lack of money.
