In my lease, the tenants put the name, age, breed and color of the dog, none other allowed, and if they want to rent with a pet, I or my property manager meet them with their dog after explaining I only allow a well-trained family dog, no "outside" dogs, no puppies, and no cats, and I expect the dog to be well-trained at that interview or no way are they moving into my home.

Also, when you are interviewing the mortgage broker to see if they would be a good fit ask them how many investor Homepath deals they have actually closed with 10% down (To get a yes answer to this you will probably have to call A LOT of different mortgage brokers unless you can find an investor who is already doing them).
