As an aside Jeff when I had my little boutique real estate shops.. this is how I would help the new agents that came to work for me. instead of the team concept ( I did not really want a team) I would hand out my properties that I would normally list myself or my wife would.. and we would give them a 1% list fee.. average price points 250 to 500k.. so it was not nothing but not normal.. but it got the newbie in the MLS so in a way it was paid training..

You CAN hire a handyman or contractor type to do a lot of the things that Nathan calls out above, yet at the end of the day the trick is how to compel them over and over again to act on your behalf in a way consistent with your best interest.It's a rare situation to find, train, and retain a contractor to do such things and do them well.It's quite common to find a savvy, well-train, systematic Property Management company who can do these things well, and they should add other value to your investment journey, too.
