I can totally appreciate what @Keith Leckey @Austin Mountain have described regarding their personal experiences and the fact that the three of us have given you very lengthy responses to the realities of Section 8 should tell you alone the complexities that you will no doubt be dealing with if you care to enter into the program.

We got solid properties, but questionable rehabs and really crappy tenant placement.

Inexpensive cash flow opportunity in good, solid blue-collar neighborhood - at a time when I was making decent money in my W2 job.

One of them is financially responsible but the other will have possession of the property and you also want them responsible.

How do I proceed and does the realtor or title company have any responsibility for confirming the property was vacant when it was not?

I’m sure it’s probably not a get rich scheme but you could probably earn a solid couple hundred dollars a month per unit once they’re rehabbed.
