While you are there with the sellers, make a good impression and tell them you would like to present an offer and make the agent write it on the spot and you want to hand it to the sellers with the agent once it is written.

While on the other hand my lender does not have such restriction and can loan on my property.Will Barnard what I meant by "resistance" is that the buyer resists switching over to my lender, they like to stick to whoever they have already pre-qualified with.

HUD STILL owns them, so what I was wondering is if they failed to find a buyer and forfeited EMD on these properties (which would add up to a ton by now) or are they advertising the properties before they are even auctioned ( which doesnt make much sense unless they know they are going to be auctioned and have an interested party before hand...)
