A few questions

Just want to take a sec to thank everybody who contributes to this forum as it has helped me tremendously and I hope to contribute my experiences in the future.

1)Whats the best way to tell a homeowner that I'm a wholesaler and I find properties for cash investors? The first call I made, I tried introducing myself and what I do, but I scared them off.

2)How do add your finder fee to the contract, and whats the best way to explain it to the homeowners/investors?

3) If the investor likes the property and wants to buy, what do I do next?
