There is a good case to be made for the midwest, as evident by the many posts:- plenty of fresh water, no droughts- no hurricanes, no tornandos in the upper half- no fires or smoke- no danger of rising sea levels- no earth quakes- lower cost of living- lower cost of real estate- landlord friendly- underdog, the midwest is better then the reputation it got in the 1970s and 1980sMy portfolio is in Milwaukee and I feel I got lucky.

I also do not agree to show the house until I have pre-screened them with basic questions such as: 1-Have you given notice to your current landlord and when exactly can you take a house as we are looking for immediate occupancy--the house is ready to go- We also do not schedule a showing until they have driven by the house, walked the property and seen the neighborhood--if they like the house, they generally call you the day they go out to see it--there are alot of people who are just kicking tires and really are not that serious about moving--you have to control the showings, unless you do not value your time--You can also tell alot about the potential renter by the manner in which they answer your questions-- we take showings very seriously and prep the house as a formal house showing--, aired out, freshly swept, vacumed, etc--I do not want to go through all that hassle and time, not to mention getting your lease apps ready, driving to the house etc, just to deal with a looky-loo who is just wasting your time.

I was looking at some apartments, and while walking the outside area I noticed 2 holes in the wall of one of the buildings (around shoulder height) about the size of my thumb.I looked in the holes, (like a binoculars) and could see inside the unit (fresh holes I thought), then I noticed a lower hole about waist high.So I went to the managers office (which had a posh 1970 decor) to inform her she had what appeared to be bullet holes in a unit.She said, oh yes she knew about them, the previous renters had for some reason drawn gunfire one Saturday and then moved the next week--location unknown.There was no problem now though because the unit had new renters in it.I said "and the holes are not patched why?"
