The best way is good connections with wholesalers because they can get you fantastic deals if the connection is there.

You say you have capital to play- fantastic- if I was you I'd spend your time finding the person who fits what you want to do and be in real estate investing, and them help solve their capital problem.

I just spoke to a guy who invests in my area who bought a 5 plex with FANTASTIC numbers, but the property is downright terrifying.

There is a lot to learn, it takes hard work  and time and there are many areas where mistakes can be made.On the other hand note investing is a fantastic way for people in retirement or otherwise looking for higher returns to invest as a "passive" investor in a pool of notes.
