This way another landlord can see they have a judgement against them for failure to pay rent. 

Failure to maintain insurance is a violation of the lease.  

If the LLC is not registered in the State and is doing business in the State, there is a risk of fines and, if a lawsuit is initiated against the LLC, the LLC could be disregarded based on the failure to register in the State. 

I tell tenants, failure to report a leak or shut off water that leads to more damage will be their financial responsibility.

I am sorry you had a "failure" with the STR but then I wonder why it could not somehow have been salvaged through a pivot. 

I prefer to let them provide their own and deal with a failure as necessary.
