People that live in a van with no utilities or facilities have something wrong with them.

There's actually a minor cottage industry surrounding conspiracy theories around if they intentionally make up last minute BS conditions just to delay closings and collect on rate lock extension fees at the 11th hour to stay in the green, but if you are super A++++ and perfect then that will not be applicable to you since they won't have any "excuses."

Would i be better off utilizing another approach, such as being a private lender??

I have other units where nothing is included, and prospects have tried to negotiate by pointing out they'll have to pay all their utilities.

Then again a lot of tenants get HEAP so they get assistance for their utility bills & haven't complained.
