Not hop in the car waste half a day looking at a 40k listing that some local will probably snag before you even get there.. if your shopping on MLS in these hot markets and price points you need to be getting the hot sheet when it comes out at 4am and have your offers written and e mailed in by 7am.. thats how you get into first position on these deals.
