Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.

For example, depending on your situation, you may not even benefit from various creative strategies.

If you have them pay it directly, make sure you get them to send statements periodically to ensure the bills are being paid.

I know a lot of investors really like owner financing so I just wanted to ask you all your thoughts about how to reach the largest number of investors that are looking for a creative way to purchase a property like this.Any help is greatly appreciated.

You will want to ensure that title is recorded properly to avoid title / probate problems in the future. 

Worst case take it out, you don't need it, you pay it back and the money you spent on closing and some interest really could be looked at as a payment towards ensuring security?
