How to market a Comm Prop for Sale Owner Financing Available

Hey all!

I have come across an owner of a fairly large commercial building 16K sqft. It has a large warehouse, 2 loading docks and office space in the front. He is a gentleman that owns multiple real estate properties, but is looking to get rid of them to get more money for an overseas investment opportunity.  He is trying to find a cash buyer, or someone that can put some money down and the owner will finance the rest. I think this can be a good opportunity for an ambitious investor. The property has potential to be converted into multiple suites, and the taxes on it are relatively low at 14k. It is less than a mile from I-94 in Elgin, IL.

My question is what would be the best place to market this property on here? He does not want to use a conventional real estate agent. I know a lot of investors really like owner financing so I just wanted to ask you all your thoughts about how to reach the largest number of investors that are looking for a creative way to purchase a property like this.
