Therefore this trend will be more individual defaulters, rather than a collective community organizing.  

Alternative to me would be like commodities (gold), collectibles, peer2peer lending or even hard money lending.  

I guess if a tenant decides to pay One dollar ($1) a month for the next 12 months, the landlord gets to collect a whole $12 for the year of income.LA is out of control with the backlash against landlords.

Obviously I'm not a lawyer or law enforcement expert, but I think that this gives us cover to travel to collect rent payments, perform property maintenance, show our rentals to perspective tenants, etc.  

I would add that you may want to look into a service like Cozy for rent collection.

So it now time to collect the numbers and do math. 

It all depends on how April collections look, especially with the widespread eviction moratoriums in place.

For LL that have a more direct / personal connection to their tenants, perhaps option 1 would be the best strategy.I'm optimistic that we'll see 75% rent paid on time , and collect the rest gradually, at least for April.
