I recently did this for a new $11k HVAC system and earned 110k travel points which is enough for 2 roundtrip airline tickets to most international destinations or 4+ roundtrip domestic flights. 

Anyone and everyone who tells you single family homes, in general, make the same, better, or equal profits that multi-unit properties earn is full of b.s. with the exception of when you own single family properties that are appreciating, substantially.

Really quick......some think its a dishonest, illegal practice since it could be construed you are "hoodwinking" the seller since you aren't going to be the buyer AND the fact that since you are making a buck on the deal, you cheated the seller out of money that they could have earned......some wholesalers aren't upfront with what they are doing so people get pissed off......Legally, you need to be able to carry through on the deal in case you don't find somebody to sell your purchase rights to. 

I figure that I might as well get into real estate as a career and not just an investment.

Look for problems you can solve by putting his capital into the deal- is his money sitting in the bank earning close to nothing?
