Make a game out of finding distressed properties( roof is ragged, weeds are tall, tenants cars on blocks) once we find 25, we stop driving and start digging.Then we start sending letters...not sophisticated, but it is great practice I think.

You need to efficiently time block and not get distracted.When you get to a level where REI is 50/50 or more, you will need to make a decision on where you want to focus your time if you cannot juggle both.
