How to get a good Leads List for potential of market deals

To find off market deals everyone says I need to start cold calling, sending out mailers, etc, but where do I get the list of leads in the first place? Also, what are some good services to help me with sending out mailers?

    Kyle,

    We have started this process by getting in the car and driving around areas that we are interested in. Make a game out of finding distressed properties( roof is ragged, weeds are tall, tenants cars on blocks) once we find 25, we stop driving and start digging.

    Then we start sending letters...not sophisticated, but it is great practice I think. Once we get a deal or two we plan on moving on to bigger lists and farming out the process.
