I downloaded the app and it works smooth, and has improved my ability to capture info for houses we want to market to. 

Your location has the ability to triple those rents; it just takes time and work to build a system that will do that.

It also puts me in a poor situation because:a) It affects our relationship based on the decision I make here- If I say NO, then I look like a jerk and he may not want to work with me in the future (I like him enough in many other ways where I would still work with him)b) It affects my ability to operate & grow- Asking for more money obviously puts financial constraints on my ability to invest and maintain financial security over the portfolio.

that right there means us investors just don't impact pricing.I do think the top end of the 2-4 where you don't see has many house hackers are going to come down with the lack of funding availability... meaning buildings that spec'd on investors abilities to purchase... buildings that can't pass FHA, or the price is higher than the max loan limit with a 3% down etc... those guys are going to come down... if you can get private funding...

I have not been given any direction or instruction to do so by the note holder, but it sounds like he does not have the ability to give us those instructions personally. 

But either way, I wouldn't be afraid to give away momentary profit for knowledge that costs thousands of dollars through courses and mentors and have the ability to repeat and grow more deals.Hope that helps!
