You should not rush a tenant in before doing the proper checks and narrowing down your search to a pool of candidates.

In other words, the EXACT buyer pool that is waiting for a home in that price range, and the listing is sent right to their inbox. 

There are 2 different taxable amounts, they'd need to be somehow pooled together. 

It gets hairy when you have a main house (say 5/3 with a pool) and a 1/1 or 2/1 in law suite - renting them separately can cause problems with privacy expected in the main unit, etc.

There is also a very large backyard area that I would probably add fencing so each unit has its own private yard.

Unless your area has an unusually large affluent tenant pool looking for larger homes, this property may take longer to rent than average.
