Hi All,I'm looking for advice on channels for advertising a deal to potential investors.Do you ladies and gentleman have suggestions on platforms (online and offline) for connecting with individuals and groups to find a good fit for a joint venture on the following project overview?

As it was explained to me, there are laws or regulations regarding selling REOs that require the bank to "advertise broadly," which in practice means putting the property on MLS or one of the auction sites.

Advertise the space in detail and let the market decide if it should be rented as office space or warehouse space.  

I tried to flip the paper, advertising the property for a 12% cap and the response that I got from people was it was too good to be true for a NNN property. 

Managing from afar means that YOU get on a plane and stay for a week or more when the property is vacant, to do clean up and make ready, to advertise, to show and to rent it out. 

All these scams and get rich quick BS you see advertised is for the most part pure malarky and unrealistic. 

I have had a few smaller investors that have a home or a few homes for sale contact me and even bought a house from someone advertising on the site.

Private money lenders don't advertise and if they did then they are really just HML... no difference.And for sure there is very few if any out of country lenders who play in this space.. why would they...

I'm pretty sure that's the name used on the account that was "advertising" private money at 4% with no money down.

I would stage the house for a month and plan on a well advertised open house (or two).
