So I realize this post has been dormant for a few months but better than starting a new topic...In particular @Matt,  because you brought up the 'out-dated' issue, but also @Belinda and @John, because you seem to be familiar with the materials: Now, with implementation of DF and SAFE what is lost or missing now in a qualitative sense and how best to recognize the out-datedness and supplement.Thanks.

The refrigerator was so toally disgusting with dried food it took hours to clean.I am considering taking her to small claims court because she has a steady job and I think considering the damage she has done, should compensate me financially for the lost rent and the hours of time and labor and materials it will take to get the apartment back to the condition it was in when she rented it.

The majority of your motivated sellers are dysfunctional people.If they couldn't get it together to make thier payments, or to sell their house when they lost theor job, they probably aren't going to get their act together well enough to find a web site for motivated sellers.The ones you are most interested in can't even get their act togther well enough to list their property with a realtor.

This is not only illegal, but as MikeOh points out, it will give the tenant power over you and you have just lost all control; however, you really don't want to loose this person, she is a perfect fit for your house.
