Hi Karl,I've never worked with anyone seeking MFR's, so take my advice with a grain of salt.

I am just starting out and am seeking at much knowledge as possible on the subject.

My experience is unqualified tenants seeking gullible landlords to overlook poor history because they can "lock in" a tenant. 

So my question is, for those of you who have done and are actively doing fix and flip projects, what are your top three favorite methods to find great deals?

My husband is active duty and we will be relocating to Colorado Springs this November, so a owner occupied type loan won’t work for us.

I'm not stopping buying, but I'm definitely more cautions than I have been over the last two years of active acquisitions.

Sounds like you are staying very active and knocking down deals, so I love to hear that.I actually have a buddy who's putting an elevator in a home in Oceanside and they offered me a 45-day lease while the owner is out of the country.
