You need to attend some seminars on Wholesale property training before you go out and look for property.You're not ready to deal with a real transaction yet until you see one in action and takes notes on how it's done without violating real estate law.When you wholesale correctly you never actually buy the property until you know exactly who you will sell it to first.You need to learn about creating a huge list of cash buyers who are ready,willing,and financially able to buy your new found property immediately.

I'm going to try to attend the meetup in Gaithersburg next month to meet some investors and talk about the area a bit.

I attended the event last weekend and found value in networking with other deal sponsors, passive investors, and mortgage brokers.  

I suggest you attend all the webinars that this site has to offer.

Matt, I haven't been to this group personally, but it looks like the South Shore REIA is still active and has an upcoming meeting in Wareham April 5th.I have personally been to and can recommend both the Black Diamond REI and RI Real Estate Investment Group but they are a bit farther afield than the areas you mentioned - I think the Wareham group is probably closest based on a quick web search.Good luck and I hope you make some good connections whichever group(s) you attend!

I was unable to attend day 3 of the Fortune Builders 3day insiders seminar.

I will be attending the Houston REIA meeting this week to get connected with people and understand the Houston market.
