I low balled my first offer with an inspection clause. 

I understand that I would get a more detailed estimation once I have a signed contract with the seller, but how do get a ball park estimate that’s now way off the actual cost.I appreciate your help.

What would be the best advise, particularly for those in NYC as wholesalers, to get the ball rolling and get a head start in my investing journey. 

You don't have a crystal ball and don't know what the market will do in your area. 

We all feel the appraiser is low balling the house and missed newer comps.

Simply take a ball of damp soil in your hands from your proposed parcel and see how it crumbles.

I think if you are going to college it would be very beneficial to house hack to get the ball rolling and then dabble in wholesaling or become a realtor.

we are looking at doing a complete demo ... all walls, floors, appliances, everything.it is 750 sqr feet    (small)   bottom floor is living room, dining room, kitchen..   2nd floor is 2 small bedrooms.any ball parks for what a demo job should cost?

There's nothing quite like a judgement to get delusional tenants to understand that "it's not their ball, not their court." 

I like the idea of owner financing, but just don't know what to ask for as far as interest rate, amortization, down payment...Just spit-balling, I was thinking something in the neighborhood of:20% down8% amortized over 30 yearsBalloon in 5 to 10 yearsBut that's an absolute shot in the dark.
