I personally attend events such as Buyer's Club (FasterHouse), Core Properties Investor Meetup, STL REI Happy Hour, REI on Tap (New Western), and I try a few new ones every now and then.Most of these are free, and can be found through Eventbrite or Meetups.com.

@Nick Brubaker Just so you know, we do have flexibility also, like for a flagpole job we installed, there are only a handful of company that services that county, the one I chose does not qualify for bonding, and has a substandard WC/GL coverage (only 500k single occurrence and 1M aggregate) on both, I require twice that most of the time (95%), but I need to get the job done on a timely fashion and on the right price.

well the thought of owning all those properties in a High dollar market ( utah ) compared to some C class mid western rust belt city would be very appealing. 

I do not know what places like Austin, TX will do or many of the western states - there is no way prices can double again without making ownership impossible.

Two points: this is western Pennsylvania, and my target area is in southern suburbs just south of the city proper, where the permitting process is nowhere near as stringent as in the City of Pittsburgh proper.
