Set it up in the lease and tell them in advance, they will learn to sort it out themselves. 

I'd hold off, or set your price low enough that you'd have to go for it.

Do you let them do the planning or do you set the plan and they just conduct the work? 

You can also buy a "partial" which is purchasing a set amount of P&I payments on a performing note at an agreed annualized rate of return. 

We have been doing all the up-front research and reading, setting up our back-end systems, developing our business plan, and networking (when we can, we have 5 kids that take up a lot of our time :p).
