That what seems to be the trend in the area of New Jersey I'm in (which is Orange, Newark, East Orange area).

I have a lead on some rural land in East Texas but I'm not sure how I can increase increase its value to make it profitable.It currently has an existing cabin and septic, but the cabin needs to be torn down so he is only selling it for lot value.Cost to build in the area would run $65/ sq ft.

As a result, nobody has purchased it and the house has remained boarded up......the city feels that once boards are up, and the house is "winterized", they never would need to pay attention to the house again.......unfortunately, trees cant be winterized, they grow and will do bad things unless maintained. city disagreed....eventually a tree growing at a 45 degree angle on their property decided it wanted to fall because it couldn't support its own weight anymore. the tree fell in the middle of the street onto my house, destroying my cinderblock wall and chain link fence.

However, doing all the scouting and finding people to loan this money thru with all the legal hurdles, due diligence and so forth I am trying to figure out if there is a brokerage that could be my middle man to handle these important details.

Any avenue that drags this on will only continue to put you in the middle of a drama Ferris wheel.  

My wife, @Kate Kedenburg , and I are new investors just a little east of you in the Roy/Yelm area and are working on securing our first rental now that the dust has settled from our home purchase.

Ideally we would like something not on the East Coast, as we are west coasters and do like to travel to check on our places from time to time.
