Picking an area you know well is a smart idea- plus you get to write off visits to the area if you do it right. :)Even though you are investing out of state it can be very helpful to find your local real estate investment group.

I knew little about the US property market (last year was my first visit to the US), so started reading everything I could get my hands on, listening to podcasts, and researching online.

There is a glass replacement company can replace the tempered glass on a sliding door for around $500, including the site visit.

and they had great love for cats so it was all kinds of great smell of piss poop and whatever other fun stuff that you can imagine! 

The agreement may also provide for other kinds of damages as well.

When I did that kind of thing, I would first get a list of the neighborhood's Owner Occupied vs Rentals so I wasn't wasting time with the wrong houses.
