This proved to be confusing considering the fact that all of the YouTube videos that I’ve watched and the many books I’ve read, the professional wholesalers who swear by the above formula fail to mention the Fixed Cost into there MAO.

Many hosts out here are people who aren’t running their STRs as a business (watching profits, realizing true carrying costs, etc).

Burlington is my area of expertise and there definitely aren't a properties available under 200k (other than those needing $100k+ in reno) and there are some incoming STR regulations to watch out for. 

I wouldn’t just retire and just watch tv the rest of your life.

It's been my experience that there are no original ideas out there - and the very few ideas that are "original" quickly get what I would call clingons riding shirt tails (watch the movie "The Big Short" and you'll see exactly what I mean).If you're defining it as not following trends, I'm still not sure how that goes because people are into everything....you've got gold/silver bugs, you've got REIT investors, you got investors that follow master limited partnerships, you've got various aspects of real estate, etc., etc.Personally, I read and digest what other people have done/are doing.
