And talk to the lender (ANY lender) about exactly what fees are going to be involved.Jon, my point here is that before ANY paperwork is signed, get an estimate of all the junk fees and procedures BEFORE you close on the deal, this should be step 2 of all the steps involved with any lender, the first being to introduce yourself and discuss your particular solution.

So long as you don't act as a straw man and stay outside the transaction, I can pay you any amount for finding and introducing me to that business transaction.So it depends on how you conduct your business as to whether or not you need a license. :)
