My current property manager does not want to deal with a mobile property.Also the management costs of the tenants, who may not be blessed with secure income, or may not be in a position to automatically deposit the rent on a predictable and reliable schedule.I am only looking at pure cash flow, as I don't intend to flip the properties.My head tells me that lower end properties yield much better cash flow numbers, but my gut is not convinced or ready to take on the unknown management costs.

The listing agent would be required to refund your good faith deposit (if any) and you can move on to a better deal.

If an absentee owner has to evict the tenants as a condition for the investor to buy...do the eviction fees come out of the tenants deposit, my assignment ,the Sellers profit or the investors profit?

If you have it re-rented and leased signed prior to them moving out, then let them know that when you conduct your walk thru and everything looks good, you will give them their deposit back right on the spot.

Hi Chris, I was able to get a 3 bed 2 bath in Sun City on a Lease Option for $185,000 on a $10 Option, $850 a month and $850 deposit.
