Absentee Owner has to evict tenants before Investor will buy

If an absentee owner has to evict the tenants as a condition for the investor to buy...do the eviction fees come out of the tenants deposit, my assignment ,the Sellers profit or the investors profit?

@Account Closed. you may get into some tenants rights issues, so before you try to terminate a valid lease, check with an attorney.
