It can be prevented by keeping closet doors open and using a ceiling fan to circulate air, opening doors and windows for 5-10 minutes a day (as weather permits) to sweep out excess moisture, use ventilation fans in bathrooms, and keep the property free from dust.Check out this EPA resource.

If the area is 95% SF then using a recent sold multiplex in the same area will be difficult.My view is that the property is somewhat unique and that the comps will not be that good and will need a lot of tweaking to provide an appraisal.

Many homes need repairs to be marketable, you can partner with the owner using a TIC, make the repairs, pay them their agreed price and sell for the profit, all you do up front is pay some closing costs and costs of repairs.
