The more stories I hear too, the norm seems to be lousy service from PM's. 

What is left is a multi color, rough, cracking concrete yard. 

Carpet...I never understand why so many LL's install a solid color carpet.

You can also order RTA cabinets online albeit there is more risk (i.e. wrong color or damaged products received).

However, I could buy properties in Jacksonville that would cashflow (and most likely appreciate too).The problem with appreciation is that it doesn't help if you can't hold onto the property long enough to realize it. 

Theres no room for rose colored glasses in this business, you need to be prepared.

They can always put a throw rug down for color/softness.As far as vinyl over wooden subfloors, I have several rentals with vinyl planks over wood and haven't had a problem with separation.
