Expanding also includes building new teams abroad so that would be up to the investor to take on that task.Diversify in other asset classes whether being A/B or investment types like Short Term rental, self storage, mobile home parks or even building and development. 

Why not look at your first deal as an opportunity to learn the game, build your team, and make (cheaper) mistakes on your way to the bigger deals?

I want to start by building my core team: agent(s), lender(s), contractor(s) and property manager(s).

When the going gets tough having a good team around you is so important. 

Make sure your property manager has a licensed real estate broker on their team, make sure they're insured in both general liability and errors & omissions insurance.

If you're partner(s) are just bringing money, that's not quite everything.Ideally you want to have a partnership that looks good to you if the roles are reversed.Also, beware, if your partners outnumber you, that means they have a potentially stronger network than you. 

Then create additional wetlands to the existing wetland using a team of Biologists and Ecologists, the newly developed wetland acreage can be used as government credits.

I have been looking for some closing attorneys to add to my team but havent yet been able to find any that are willing to work with me.

I've started trying to assemble my "team" and evaluate properties that come in from my agent's MLS feed.
