I'm in the Reno, NV area,  It's a great area to invest and we are finding some good deals.Happy to meet to link up and share knowledge and resources in the area. 

My dad has 3 LT rental properties (one which has a huge unfinished basement and a huge old greenhouse attached that i can build 3-6units or so). he has a beginners lvl knowledge i would say of RE. but he likes new construction bc theyre brand new and will have less headache. and yes i understand it was a bunch of RE jargon haha apologies. as you can definitely tell i am just unsure of what my next step should be and im a little scared if im being honest. i dont want to make a bad decision. no i dont own my own home, i live with my famly currently. which part sounds better than real life?

This violates the lease, but rent is paid on time each month, neighbors have not noticed anything unusual, and the tenants are hardly ever there so overall, they are good tenants to have.I am debating ending the lease due to the clear violation, OR adding the new employees to the lease for a fee with regular inspection to ensure only 3 people are staying in the unit. 

The next guests will almost certainly be upset that the hot tub is out of service for their stay and are likely to injure my near perfect streak of 5 star ratings which will injure search rankings and possible lose me bookings.

My family will be staying with family until the house is rented/sold and will then be getting an apartment. 

Is this true and does that mean as a new investor I should stay away from those units?

Do you have a basement with a bedroom where they could stay? 

Frankly,I prefer to stay away from condos as an investment.
