I lived in this apartment complex 12 yrs ago. 5 rental units in top of bldg and 4 stores on bottom of bldg.

The bottom COC number is the average over the 7 years, but again, the choice of 7 years was arbitrary and I'm not sure the average is even the right figure to use.How would you compare these two scenarios financially?

Current tenant on second floor pays 1250 a month and after improvements I estimate to get 900 per month for the bottom unit that I currently occupy.

Yes RE is cyclical but that doesn’t meet you only buy at the bottom of the market.

My agent went k the other agent, just to close the deal, and j formed him of my bottom dollar on a property I was selling.  

If you have a copy of the 2002 HUD, what was the "Cash to borrower" bottom line after the $105k loan from the same Lender A?

How does principal paydown on the fully-amortized loan figure into the bottom line?

Like all new investors on BP, I'm a little gun shy, worried the bottom will drop out of the real estate market in the near future - though I know many say buy now regardless.
