Evicting a tenant in court may be easy paper wise, but given the climate of the public with law enforcement I would imagine that a sheriff wouldn't be in such a rush to physically remove the tenant from your property.

Paint, curb appeal (especially landscaping), repairing/replacing anything that is broken or that smacks of being ridiculously obnoxious or outdated, deep clean and declutter, remove anything that is too personalized for others to envision the house being their own (if you are listing/showing the house).Next up: new "stuff that you touch": door knobs, light switches, faucets/fixtures, etc.

Using HML takes a lot more risk but if you plan correctly with a lender who sets you up for success it can greatly reduce your risk of removing that HML to FHA (higher chance of success and realizing your cashflow and equity goals).

So I went to another lender and he informed me my previous lender should had removed the loans I was paying off with the refi before submitting it to the underwriting system to bring my debt to income ratio down.
