It's not a 1 to 1 positive correlation as there are tiers of qualification that are based minimum thresholds across multiple factors.

When you go to pre qualify for a conventional loan, do they check other assets (stocks, Roth IRA value, ect) besides credit?

I.e. gross exaggeration of qualifications, missing paperwork (this could sometimes be intentional), vague responses to important questions5.

Then I tell them the qualifications again at the showing and invite them to apply if the qualify.

I also require a short pre qualification form to be filled out before viewing property.
