Even in the best of buildings/markets there is some percentage of vacancies, even if it is only the month or so finding the occasional new tenant.

I'm currently rehabbing and flipping houses in the Toronto area, and I've become way too busy with everything I have going on.I have contractors and subs that work on my sites, so I rarely do anything myself, though I am relatively active at checking up on sites and ensuring materials are sourced for good prices.I've bought 9 houses in the past 6 months (not all to flip) and managing the reno's, sales, financial partners, and looking for more deals has me pretty swamped.Things have been picking up in the past couple months too, which makes me even busier.I spend a lot of time trying to get deals on the MLS, which I occasionally find.

In my area I'm finding most duplexes rent a bit below 1% as they are overpriced, with the occasional properties priced right to rent a bit over 1% (for example, one on the market now could get $1900 gross rents and is listed at $165k with new roof, ac, pipes, windows, etc). 2/2 rent is about $900-1050/mo and most duplexes are over $200k.

Lenders also know people try and do this so if you think they don't occasionally check loans to individuals for investment purposes for that reason, you're mistaken.Again, check with the lender.
