I've had numerous deals where the seller is offering more than enough financing to cover the 20-30% needed as a "down payment" however lenders typically come back with at least a 10% requirement.

Once you join your local realtor association, NYSAR, and NAR, you will have access to the legal hotline for NY, which can offer a lot of guidance on the topics you listed and the attorneys can answer any questions you have for free.Things like how to associate agents can be answered by the Department of State or a local realtor association.I think that going through your own transaction will allow you to pick up on a lot of things about the process, although if you qualified by experience it seems you would already have been through numerous transactions.
