Unless the current tenants did some serious damage in the 6 months they have been there (which I doubt), this should be a fairly straightforward turn (though new tenants are flexible on move-in date if it turns out I need more time).

Hi Matt, As long as you are pricing your property fairly, marketing on all the large sites, and have a detailed property description and professional looking photos that will catch renters eyes, you should have no problem getting leads.

If you maintain the roof over time for instance you write that off in that year instead of having to depreciate the cap expense over so many years (ie 15 year roof or 20 year roof)It's almost always better to load your Repair and Maintenance expenses and do less Cap Improvements.
