It is just a carefully planned process.Bought a 2 bed 1 bath layout in Leimert Park (average price point as of Jan 2023 is $1M), remodeled the existing 1924 craftsman bungalow plus added a 3/4 bathroom/HVAC/200amp panel.

I wouldn't characterize it as "rough", as rough in LA or Indianapolis means significantly more crime and boarded up houses.We are now in the fortunate (and somewhat surprising) situation where we are sitting on a property with a decent amount of unrealized equity, but which at the same time, is highly sub-optimal in terms of size/layout, so we are trying to consider/evaluate our options.It is possible that the best course of action may be to do nothing, but any ideas/thoughts are greatly appreciated.Thanks for your input.

Growing up in the contracting business, I intend to find something that we can build some equity into immediately, then rent it out to one or possibly two families if the layout allows for an accessory apartment. 

Comes with tenants who have been there 2 years and pay on time.2nd Unit: Previously rented for $950. 2-3 bedroom unit, but with unconventional layout.

Find the right attorney to help set up your LLC (and if you're wise, multiple layer LLC) - the best money you can lay out is setting up your amount of risk up front BEFORE you purchase. 

There are no guarantees just different strategies to try.I think maybe have a lunch of coffee and not come across in an accusatory tone but just layout how you perceive things and where maybe you both are failing.

Imagine you are getting sued and your attorney sends you hand-written letters with a layout that looks like it was written by someone in the 3rd grade.The type of paper and envelope only needs to be professional.

Reconfigured bedroom layout so each was accessible from a hallway (had to enter the master through another bedroom when we purchased the property), laid new carpet throughout bedrooms and hallway, created walk in closet in master.
