I'm not buying anything until a year and 9 months later.

I swapped numbers with a wholesaler, and then days later came across my first deal.

Three months later/yesterday, my prior agent text/calls asking for permission to forward the soft email copy of the inspection report (I paid for) to his new client who is considering making an offer.I SAID....No, unless your new client reimburse me for my expense for the report. 

A few minutes later my client told me to accept, but in the meantime the agent sent me back an email which led me to believe there was more room to negotiate.  

I just want to make good decisions going in to better set me up for later in life.

I get the property for no money out of my pocket (More on that later) and the seller doesn’t have to worry about taking care of this property.

I live in Sacramento but have family in San Diego and would love to end up down there later in life.  

Hi @Malcome Baggett just like @Laura J.say great to see more people from our city interested in this field im in the same stage you guys are learning as much as possible to later putting on practice hopefully we get to work together in special if you wholesaling!

Also be aware, should you want to finance the deal now or later, rental condos are the least favorite for a lender.

The simplest deals will be just equity and senior debt, while the most complicated may have multiple tranches of mezzanine debt or senior debt that is later syndicated out into multiple notes.
