I have been watching, listening, reading, and studying about real estate for a long time always worried I didn’t have enough savings or knowledge to begin.

It will allow you to meet with local people and discuss the market and gain any knowledge you need.

I strongly suggest you read up as much as you can and put the knowledge into practice.First and foremost, you may want to  enlist the service of a Real Estate Agent in the market you are looking to invest in.

I'm not seeing absorption rate issues, but really need to sit down with some subject matter experts so I can do a quantitative analysis and 'pitch' with confidence (to investors and banks) before buying our next apartment there.   

There is a wealth of knowledge here, so be a sponge and soak it up.Since you are in the Atlanta area, consider joining a real estate investment club in your area.
