I would imagine the checkbook style account would also be more scrutinized for an audit risk, what are your thoughts regarding that?

All,I have a townhouse property with large commercial style windows on the front (Think 18ft H x 12ft W).

Check out the epa statement on mold....basically that it is "impossible to eliminate all mold and mold spores in the indoor environment"  So isn't it likely that whoever tests for mold is very likely to find something that can then try to sell you additional remediation services on?

Look at your panel and see if it looks like old wiring is coming in the top or if it is newer style Romex.

My goal now is to buy an MFR in the LA area and do it with the "house hack" style you mentioned, Hopefully I can find something closer to work (downtown/Santa Monica), but I will definitely take a look into San Bernadino.
