Thank you for the response.I decided on going ahead and cash out refinance my primary residence and property 1.While the cashflow will go down, I really should be playing the long game and continue to scale (like I wanted to do).Another purchase/rent increases should/will cover the losses in cashflow, while increasing amortization's.Really appreciate someone taking the time to reply and read, since I have no one else to talk to about these subjects.Thanks again!

What I referred to above is good enough for an individual or even their whole family to get rich, but it is ultimately a small-stakes game. 

Though there is a large number of people in the game who don´t, that doesnt change the mindset I embrace.

Chris,My difficulty with selling if your are still looking to be a buyer with the cash proceeds is that you are playing both ends of a hot market which nets out.With regards to your question on determining a price, you can look at comps in your area or reach out to an agent if you have one.Real estate is very much a numbers game in my opinion.

We feel like there is still room for entry into the market for a house this size that has nice amenities (hot tub, BBQ, games, etc.), but are still a little uncertain given concerns about STR market saturation in the area, and potential drop in home values over the next 6-12 months.
